What You Shouldn’t Do When Looking To Improve Your Property

Home improvement projects that can harm the valuation of your property

We’re a month into the New Year now, so if you promised yourself you would improve your home in 2021, you should have at least started making some plans.

It’s really important that any enhancements will definitely add value to the property, and not prove to have a negative impact on its resale value, which can happen. 

Be sure to keep these sorts of projects off your to-do list so that you don’t make this error:

Knocking through a bedroom

You don’t want any room indoors to be wasted, and it can seem a waste when a bedroom just sits empty. 

It may cross your mind to knock through a spare bedroom, but you definitely want to keep that bedroom wall intact! Losing a bedroom will almost certainly reduce the sale price of the house. 

You can always temporarily change the bedroom setup, but ensure that it can still be returned to a bedroom again when you’re ready to sell.

Re-carpeting the whole house

This one may surprise you. Whilst you’re absolutely right to re-carpet any room where the existing carpet looks past its sell-by-date, you’re probably best off not re-carpeting every single room. 

You’ll almost certainly select a single carpet design, which may not be to the taste of everyone, and carpet may not be the preferred flooring of buyers. 

It will come at a great cost to them to replace all the flooring with their favourite form of flooring.

Removing a garden lawn

You are very lucky if you have garden space that you can head to when you want a break away from the indoors. If this garden also contains a lawn, you’re extra lucky! 

We know that garden maintenance can be demanding in spring and summer, but we’d advise against losing your lawn if mowing and manicuring it drives you up the wall. 

You could always swap your natural lawn for a synthetic lawn if it’s too much hassle, and this shouldn’t affect value too much as fake grass is very realistic.
